I am the proud owner of what’s probably best described as a very “authentic” Waiheke batch (built c. 1960), set on sloping land on a relatively bushy block just outside of Ostend. When an opportunity arose which enabled some much needed repair and improvement to the property, I was recommended to contact Karl at All Manor, and a better recommendation I couldn’t have had. These improvements included:
– the installation of an entirely new roof on the main dwelling
– significant (and bespoke) repair and re-clad of external walls and windows
– the creation of a retaining wall and a surface water drainage system along the back wall of the property
– adding reinforcing posts and a steel bearer to a section of the deck
And much much more.
Karl and his team instinctively understood this unique property and worked incredibly hard to make the improvements that were needed whilst ensuring that the property retained its highly individual character. It bears mentioning that I was on site for a significant portion of this work and Karl, Fraser and Mike were very patient and thorough in explaining the finer points of the work that was being carried out whenever I asked (which was often).
Wether I was on site or not, Karl continually kept me informed of all costs, as well as the short and long-term cost implications of the decisions that I was making as the works progressed.
It bears mentioning that this is a long-term rental property, and these substantial works were carried out with the tenant (a single Mum and her teen-aged daughter) living in the midst of it. Karl & co were immensely respectful of their needs throughout and although the building work ended up taking longer than any of us had expected, all concerned had clearly built up a lovely and trusting rapport despite the noise and inconvenience that building work on this scale inevitably create.
My property has never been in better professional hands, and I cannot recommend Karl and everyone from the All Manor team more highly.
